It’s official: The lot at the southwest corner of Hawthorne Avenue and Champlin Avenue in East Islip will be transformed into senior townhomes in the near future.
The Islip Town Planning Board unanimously approved the request for change of zone from Residence A, Business 1 and Business 3 district to Residence C district, which permits the applicant to construct 16 senior townhomes on the 2.84-acre property.
Islip-based real estate attorney Steve Bertolino, who represented the applicant Leo Sagrestano, said the decision was approved with a deed of conveyance and restrictions, normal for any property of its kind.
The application was previously reviewed by the planning board at the Oct. 24 public hearing. At that meeting, there was some support from the community to update the parcel in the residential neighborhood.
The single-story cottage units, part of the Hawthorne Cottage Senior Living Community, will be just under 1,100 square feet and will have a “craftsman-style” exterior, architect David Busch of Busch Associates said at that hearing. These smaller homes will fall below the traditional two-story residential homes in the area.
The parking lot that belongs to the Ancient Order of Hibernians, located at 65 Champlin Avenue, is expected to be shared with new senior residents. Board member Kevin Brown asked if a barrier would be placed around the few homes that face the parking lot, in an effort to deflect light from shining into their homes adjoining the parking lot.
Busch noted that the side of the units facing the lot are not the primary bedroom space and confirmed that greenery would be planted in the area.
It’s unclear at this time when construction on the units is expected to begin.
