Masera property developers launch new website

January voting date for proposal rapidly approaches

West Islip residents are invited to view a senior living community that mirrors the proposed
facility that may be coming to the site of the former Masera School property.

Farmingdale-based Terwilliger & Bartone Properties LLC and Kelly Development is asking residents to attend a socially distanced tour of The Cornerstone at Hauppauge, a 55-and-over rental community, on Dec. 5 from 11 a.m. to 2 p.m.

The event will include socially-distanced tours of the property, opportunities to speak with current residents and a catered brunch. Community members must RSVP to the event by contacting info@terwilligerbartone.com or (516) 249-2022. Space is limited on a first come first serve basis.

Meanwhile, the developers have launched a website, https://www.stayinwestislip.com, to spread further information about their proposed 126-unit development project.

According to a press release, the website includes videos which provide “an in-depth look at economic benefits, architecture and character, engineering and more.”

The company is looking to construct a senior housing community on the parcel with 26 for-sale townhomes and 100 rental units. The community would contain one- and two-bedroom units. It will include a clubhouse with on-site staff, a pool, fitness center and more.

The property does not currently generate taxes. Taxes will increase $1.2 million per year within 10 years as a result of this project.

Anthony Bartone, Managing Partner of Terwilliger & Bartone Properties said his team appreciated the feedback residents provided at the recent series of Community Open Houses, which took place throughout October.

“We are excited to continue the conversation to craft plans that are uniquely tailored to the West Islip community,” Bartone said. “This community-led effort is a pivotal opportunity to keep a vacant property from deteriorating, while achieving the maximum benefit for the West Islip community.”

Earlier this year, on Sept. 10, the West Islip Board of Education approved a roughly $9.5 million sale agreement with the company for the 11-acre parcel located on the west side of Udall Road. In order for the sale to be finalized, it will require approval from the community. Registered voters will cast their ballots on the proposal on January 19, 2021.

Approximately $1 million of the total property sales proceeds will fund the replacement of the Masera athletic fields with new competition-grade grass fields with irrigation to be located between Bayview and Kirdahy Elementary schools.
