Enchiladas, fajitas, tacos and more: it’s all coming to the shopping center on W. Main Street near Ace Hardware and CVS Pharmacy in East Islip.
On Feb. 24, the Islip Town Planning Board approved a special permit which allows the applicant to create a takeout and delivery restaurant at the northwest corner on Montauk Highway and Carleton Avenue.
Modern Tex-Mex grill Ole’s Fajitas, owned by Oleh Balaban, will take over the 940-square-foot space that was formerly a yoga studio. The eatery will be the first of its kind in East Islip.

According to a presentation at the meeting from permit expeditor Amy DeVito, of Woodhull Expediting Inc., the restaurant will serve “sizzling Tex-Mex cuisine for off-site consumption to residents and day employees residing within three miles of our restaurant location.”
Further, the presentation stated, “We aim to combine culinary creativity, modern kitchen technology and fresh, high-quality ingredients to deliver the delectable fajitas with mouth-punching flavor and sizzle.”
The business will operate from 11 a.m. and close at 9 p.m. every day of the week. There will be two separate shifts, each with four employees on staff, DeVito said.
The application required a parking relaxation and the implementation of shrubbery on site to protect the residential properties to the north. There will be no seating inside of the restaurant, DeVito said.
There is an entrance in the rear of the building and parking in the rear. Balaban said delivery staff will mainly be accessing the restaurant from the rear of the building.
DeVito noted that parking in the shopping center was monitored during peak hours and that “there is ample parking during those hours for a takeout service.”
Planning board member Tim Mattimore said he’s regularly in the parking lot and is not concerned about the parking.
“The parking lot you’re talking about is under-utilized,” Mattimore said. “I think it’s a good fit. I’m not worried about the parking.
